## Job Description
Within the Project Management & Building Consultancy department (Consulting, development and project management solutions for our investor, owner and corporate clients) and more specifically in the Technical Due Diligence field, you will be responsible for carrying out consulting instructions for investors and users. This opportunity for a position with 3-5 years of solid and relevant experience in the field of technical due diligence, RCA and dilapidation works.
The candidate will predominantly be working with both internal and external investor and occupier client ranging through international corporate occupiers, national / international investment funds.
The candidate will predominantly be involved in providing dilapidations advice/negotiations to both landlords and tenants, technical due diligence/surveys for investors and occupiers and specifying /running refurbishment works. Additional and more occasional roles will include defect diagnosis, planned preventative maintenance (PPM) schedules and Reinstatement Cost Assessment surveys.
Your instruction will include:
* Undertake property inspections – site inspections comprise taking site notes, noting construction specification, building services fixtures and finishes as well as external works; taking evidential photos; taking full site measurements or check measurements of buildings and external areas to relate back to floor plans.
* Pricing – the requirement is to build up an assessment to provide a figure which will be the cost of reinstatement for the entire premises, in their present form, making allowance for any additional work required such as site clearance (including removal of hazardous materials), temporary works to ensure safety of the public and any adjoining buildings, prescribed fees, party walls and professional fees in line with the RICS guide.
* Cost Research – To keep our cost knowledge up to date, you will be required to gather and analyse cost data from a number of sources including online cost databases and publications, internal cost publications, costs provided to us by our developer clients and the like.
* Travel – the properties we assess are located all over Vienna.
* Technical audits prior to property acquisitions/sales for investors
* Carrying out monitoring instructions as part of the financing of real estate operations.
Key Responsibilities
You will be responsible for the following services:
* Assessment of the building condition: structure, roof and technical equipment.
* Assessment in terms of compliance with current regulations (fire safety, solidity, lead, asbestos, etc.).
* Capability to Analyse environmental risks (soil pollution, flooding risk, etc.), is considered a great addition, but not required.
* You will draw up detailed reports, minutes and costed estimates for refurbishment or optimization work on real estate assets.
* Your customers are national and international key accounts,
* Take responsibility for the management of client and instructions and project teams to deliver high quality and timely building surveying and project services profitably mainly in the office, logistics, residential, retail and hotel sectors.
* Planned Preventative Maintenance Inspections and Reporting
* The majority of deliverables are to be written in English.
## Qualifications
* Engineer in construction, mechanical or electrical.
* Training: Engineering school or university training (Bachelor or Master's degree) with 3-5 years of experience
* Skills: Knowledge of building techniques, technical equipment, fire safety regulations, etc.
* Excellent communication and interpersonal skills to present a professional and knowledgeable persona
* Great understanding of costs related to defects, improvements and construction
* Autonomous, rigorous and organized, you have a flair for analysis and synthesis, and are able to draft documents.
