Facilities Operations Manager(m/w/x)

Aufgaben

  • Attend MBR/QBR meetings with vendors.
  • Review performance, footfall, and budget vs spend.
  • Manage PPM planners for legal compliance.
  • Ensure timely completion of corrective actions.
  • Support management of service contracts and SLAs.
  • Own Salesforce tickets for your portfolio.
  • Manage reactive tickets within SLAs.
  • Communicate layout and standard changes to vendors.
  • Manage Property and Landlord communications.
  • Review CAM charges and escalate issues.
  • Support Community Team with vendor management.
  • Drive operational excellence and vendor performance.
  • Work on NPS improvement and recovery plans.
  • Provide structured support to the Community Team.
  • Ensure clear communication with Community Managers.
  • Proactively resolve common issues with Community Teams.
  • Collaborate with Operations Director on budgeting.
  • Control operational expenditure budgets for your portfolio.
  • Review spend vs budget in monthly presentations.
  • Provide budgeting and forecasting for Opex costs.
  • Manage costs and supplies with vendors.
  • Raise purchase orders and approve invoices.
  • Conduct operational audits in buildings annually.
  • Drive compliance with the H&S Manager.
  • Plan and attend FRA and H&S audits.
  • Plan and conduct fire drills with follow-up actions.
  • Check contractor reports for life safety compliance.
  • Collaborate with lift consultants on maintenance.
