Technical Services Associate(m/w/x)

Requirements
- Strong technical understanding of German commercial/logistics building construction, refurbishment, fit-out
- Manage multi-disciplinary design teams and consultants through HOAI project stages
- Direct experience delivering capex projects (€3–5m+) in industrial, logistics, commercial real estate
- Working knowledge of German building regulations (Bauordnung, Landesbauordnungen)
- Working knowledge of VOB contract structures
- Working knowledge of statutory compliance requirements
- Ability to critically analyse cost plans, fee proposals, contractor pricing
- Commercial acumen to challenge and negotiate effectively
- Familiarity with Danish building regulations and construction practices (desirable)
- Proactive and self-directed identification of issues
- Appropriate escalation of risks
- Drives resolution without waiting to be asked
- Commercially sharp understanding of investment context
- Decisions that protect returns
- Confident communicator with asset managers, shareholders, senior consultants
- Clear presentation of project positions
- Defense of cost challenges under scrutiny
- Collaborative relationship building with consultants and stakeholders
- Rigorous maintenance of accountability for deliverables
- Detail-oriented with structured approach to project reporting
- Detail-oriented with structured approach to data management
- Detail-oriented with structured approach to programme tracking
- Degree-level qualification in relevant built environment discipline
- Professional accreditation (MRICS, Dipl.-Ing. or equivalent) required
- Bilingual in German and English
- Minimum 5–8 years post-qualification experience in project delivery
- Minimum 5–8 years post-qualification experience in employer-side construction consultancy
- Minimum 5–8 years post-qualification experience in client-side technical role within commercial real estate
- Valid driving licence
- Willingness to travel regularly across Germany
- Willingness to travel periodically to Denmark
Tasks
- Lead end-to-end delivery of capex projects in Germany
- Manage external consultants and design team members
- Collaborate with Asset Manager on project strategy and specifications
- Maintain accurate project data in M7 capex tracker
- Develop understanding of German building regulations and fee structures
- Monitor and interpret German and EU legislation
- Ensure design coordination across all disciplines
- Challenge project costs and fee proposals
- Oversee projects in Denmark
- Contribute to continuous improvement of M7’s Technical Design Guide
- Maintain a strong network of consultants and suppliers
- Assist with underwrites for acquisitions
- Advise on technical due diligence specialists
