Requirements
- Business/Hospitality School degree or specialized Hospitality Management degree
- Minimum 10 years progressive experience in hotel development, asset management, or operations
- Understanding of hotel operations and property dynamics
- Expertise in hotel owner economics, financial modeling, and investment metrics
- High proficiency in data analytics and strategic problem-solving
- Strong commercial acumen and advanced negotiation skills
- Proven experience in customer and owner relationship management
- Ability to lead, influence, and drive conversations with owners/stakeholders
- Expert written and verbal fluency in German and English
- Exceptional cross-functional collaboration skills
- High flexibility and agility in fast-paced environments
- High emotional intelligence and resistance to pressure
Tasks
- Manage rolling churn hotel portfolio across Premium, Midscale, and Economy brands
- Ensure hotels remain within the group through proactive asset management
- Minimize portfolio attrition and maximize long-term portfolio value
- Maintain a 3-year rolling view of contract expiries and exit risks
- Conduct deep dive analysis, risk assessment, and Capex analysis
- Evaluate brand match and owner relationship status
- Define and follow action plans per asset with Operations and Development
- Align stakeholders on asset strategy and action plans
- Trigger negotiation phase with Operations teams
- Initiate asset retention conversations with owners 3 years before contract expiry
- Evaluate negotiation scenarios including dry renewal, key money, fees ramp-up, rebranding, and exit clauses
- Overcome negotiation challenges
- Prepare property improvement plans (PIPs) and term sheets
- Collaborate closely with legal teams and Development, Technology, and Services (DTS)
