Aufgaben
- Create comprehensive real estate analyses for retail site selection
- Generate reports on population growth, purchasing power, tourist traffic, footfall density, and competitor mapping
- Analyze soft metrics like running/fitness community density and brand adjacencies
- Collect and synthesize data from internal and external partners for data-driven decisions
- Build and maintain detailed real estate financial models with Finance, Construction, and Operations
- Run scenario planning to stress-test financial assumptions
- Draft Letters of Intent for new sites, incorporating Design and Construction requests
- Track negotiation milestones, flag delays, and recommend counter-proposals
- Manage lease negotiations, gathering inputs from internal stakeholders and external counsel
- Analyze office utilization and forecast future capacity requirements
- Track key milestone dates for the existing portfolio (break options, renewals, indexation)
- Support ad-hoc lease administration tasks, onboarding suppliers, processing invoices, and resolving rent payment issues
