Requirements
- 3-5 years of solid and relevant experience in technical due diligence, RCA, and dilapidation works
- Engineer in construction, mechanical, or electrical
- Engineering school or university training (Bachelor or Master's degree) with 3-5 years of experience
- Knowledge of building techniques, technical equipment, fire safety regulations
- Excellent communication and interpersonal skills
- Great understanding of costs (defects, improvements, construction)
- Autonomy, rigor, organization, flair for analysis and synthesis, document drafting ability
- Ability to build, develop, and maintain business/client relationships
- Open-mindedness, communicativeness, teamwork in international context
- Diligence, pro-activeness, prioritization ability, initiative
- Fluent English (written and spoken)
- B driving license

Tasks
- Carry out consulting instructions for investors and users.
- Provide dilapidations advice and negotiations to landlords and tenants.
- Perform technical due diligence and surveys for investors and occupiers.
- Specify and run refurbishment works.
- Diagnose building defects.
- Develop planned preventative maintenance (PPM) schedules.
- Conduct Reinstatement Cost Assessment surveys.
- Undertake property inspections.
- Take site notes during inspections.
- Document construction specifications and building services.
- Record fixtures, finishes, and external works.
- Take evidential photos of properties.
- Measure sites or check measurements against floor plans.
- Assess reinstatement costs for entire premises.
- Account for site clearance, hazardous material removal, and temporary works.
- Include prescribed fees, party wall costs, and professional fees (RICS guide).
- Gather and analyze cost data from various sources.
- Travel to properties across Vienna and Austria.
- Conduct technical audits for property acquisitions and sales.
- Carry out monitoring instructions for real estate financing.
- Assess building condition (structure, roof, technical equipment).
- Assess compliance with current regulations (e.g., fire safety, lead, asbestos).
- Analyze environmental risks (e.g., soil pollution, flooding risk).
- Draw up detailed reports for refurbishment or optimization.
- Prepare minutes for refurbishment or optimization projects.
- Create costed estimates for refurbishment or optimization work.
- Manage client instructions and project teams.
- Deliver high-quality, timely, and profitable building surveying services.
- Deliver high-quality, timely, and profitable project services.
- Serve clients across office, logistics, residential, retail, and hotel sectors.
- Conduct planned preventative maintenance inspections.
- Report on planned preventative maintenance inspections.
- Prepare deliverables primarily in English.
