- •Attend MBR/QBR meetings with vendors.
- •Review performance, footfall, and budget vs spend.
- •Manage PPM planners for legal compliance.
- •Ensure timely completion of corrective actions.
- •Support management of service contracts and SLAs.
- •Own Salesforce tickets for your portfolio.
- •Manage reactive tickets within SLAs.
- •Communicate layout and standard changes to vendors.
- •Manage Property and Landlord communications.
- •Review CAM charges and escalate issues.
- •Support Community Team with vendor management.
- •Drive operational excellence and vendor performance.
- •Work on NPS improvement and recovery plans.
- •Provide structured support to the Community Team.
- •Ensure clear communication with Community Managers.
- •Proactively resolve common issues with Community Teams.
- •Collaborate with Operations Director on budgeting.
- •Control operational expenditure budgets for your portfolio.
- •Review spend vs budget in monthly presentations.
- •Provide budgeting and forecasting for Opex costs.
- •Manage costs and supplies with vendors.
- •Raise purchase orders and approve invoices.
- •Conduct operational audits in buildings annually.
- •Drive compliance with the H&S Manager.
- •Plan and attend FRA and H&S audits.
- •Plan and conduct fire drills with follow-up actions.
- •Check contractor reports for life safety compliance.
- •Collaborate with lift consultants on maintenance.
